The Right Choice: Metal or Steel Roofing

It is absurd that anyone would spend twice or more on an asphalt roof than a metal roof. It seems like a waste of time, and asphalt roofing companies excel at convincing people to use asphalt. The only valid and logical reason to choose an asphalt roof over a permanent roof is money. The initially less expensive asphalt roof will be sufficient if financing is impossible or the money isn’t available. Asphalt roofing is certainly more affordable in the long-term, but it will still cost thousands of dollars more over time as roof replacements are required every 8-10 years.

It is important to remember that asphalt shingles are rapidly deteriorating and that insurance companies have been so badly hurt in recent years that they have adopted their own standards. Asphalt shingles were once made with asbestos and would last for 25 years. Asphalt shingles today have a fiberglass base that is not resistant to the harsh northern and Canadian weather. Even 50-year asphalt roofing shingles that cost less than a million dollars for a low-pitched roof (6/12 or under) will begin to deteriorate within 8-10 years. The insurance industry did not know the quality changes and was held responsible when water began to seep through under laying wood, and sometimes home interiors. They introduced vapor barriers that covered the entire roof before installation to replace the code-required three feet of ice and water barrier. This is a requirement that only reputable roofers follow, while those who do substandard work continue to be harmed. Sometimes, a roofer will cover the entire roof with a vapor barrier. This raises the question: Why? They would spend all these extra expenses for no reason.

If you compare an asphalt roof to a metal roof, the cost difference between the two will be approximately twice or more. It is impossible for an asphalt roof to last longer than 10 years if you do the math. People think that they get more out of their roofs, but in reality, an asphalt roof 10 years old will not only look terrible but also cause damage to the roof’s south side. They were told they could get a 25-year or 35-year warranty but didn’t understand the fine print. The warranty prorated the warranty to the point that after eight years it was practically worthless.

High-quality metal roofs are covered by a transferable warranty of 50 years that is non-prorated and not subject to proration. It would be necessary to install 5-6 asphalt roofs during the warranty period. A metal roof would cost twice as much, so the numbers are for instance $10,000.00 (asphalt) and $20,000 (metal). A new asphalt roof is required within 10 years. With 3% inflation, $10,000.00 becomes $13,000.00. Asphalt now costs $23,000.00 and metal $20,000.00. Except it hasn’t. All metal roofs of high quality have heat and ultraviolet. Reflective coatings reduce energy consumption because the air conditioner is not working as hard. These roofs can save up to 25% on your electricity bills. If $500.00 is saved every year for 10 years, that would make the metal roof’s true cost $15,000.00. The savings in ten years are $5000.00, with 40 years remaining on the non-prorated warranty. An additional four asphalt roofs are required $13,000.00 becomes $17,000.00, $17,000.00 becomes $21,000.00, and so on. All of this money is essentially flushed down to the toilet. It is quite staggering. Asphalt roofing continues to earn a steady residual income from consumers who don’t look at the facts.

Open loans are available from all the leading metal la roofing companies. They can be paid off at any time without penalty. Many offer deferred payment options that allow you to pay your first installment up until six months after the due date. The majority of loans are over 10 to 15 years, which means that there will be a manageable monthly payment and usually no down payment. This option allows people to have a new, permanent roof without having to use any of their savings. For the simple reason that asphalt roofing companies do not offer financing, the roof won’t last as long as the loan.

It is therefore absurd that anyone would spend more money on a metal roof.

  1. They will never have to make another roofing decision as long as they own their home.
  2. They will be able to save thousands of dollars, as well as the future owners of their homes.
  3. The house will be more comfortable, the upstairs bedrooms will be cool and the energy bills will be lower.
  4. Insurance will often be cheaper in many cases.
  5. The curb appeal of your home will be significantly improved immediately and will continue to improve for many decades.
  6. You will not have to worry about ice, water, or any other critter, [raccoon] damages.

Although there are many reasons to choose metal roofs, such as the urban heat effect and climate change, the logic behind the decision is undisputed. Metal roofs do not all have the same benefits and not all metal roofs offer the same benefits. These claims can only be made by roofs of the highest quality. The price is an important factor to consider when making a purchase decision. To reach a satisfying conclusion, you should be armed with all the facts.
